AVM’s are automated reports that are generated using data collected by the individual companies who create the different models. The most widely accepted AVM model is the Home Value Explorer (HVE) from Freddie Mac. Lenders will access AVM’s and marry them with a PCR report, in lieu of ordering a full appraisal. And because you pay nothing when an AVM comes back with a “No Hit”, there is no wasted effort. This is an instant return product, with either a “Hit” or “No Hit” coming back from LSP - DESKTOP APPRAISALS
When an AVM is returned with a “No Hit”, but you want a low cost alternative to a Full Appraisal, this product is for you. These are completed by local, licensed appraisers, and are returned in a faster time frame than a full appraisal.
- PROPERTY CONDITION REPORTS
This report is completed by a CBMS property field researcher. A PCR is used when a client orders an AVM. To be compliant, a lender must verify the condition of a property when using an AVM to determine a property’s value. This report provides a full, completed, Freddie Mac compliant questionnaire, along with GPS mapping data as well as 4-5 photos of the property, to help the lender quantify a particular property’s condition.
